"How much is the deposit?" back to top

A non-refundable deposit of £2,000 is required to reserve your property. £8,000 is paid on exchange of contracts. 6 months from the date of exchange the balance of 10% is required. 12 months from the date of exchange, if completion has not taken place a further 5% deposit is required. Balance is paid on completion

 

"What type of tenancies do Imagine Homes enter into?" back to top

Imagine Homes deal with both corporate and private tenants on an assured short hold tenancy basis

 

"How do I know the properties are priced correctly?" back to top

We instruct independent valuations before releasing a development and continuously monitor the property market to make sure our prices are competitive and are in line with the market. If you buy via a mortgage, your lender will instruct an independent valuation to be carried out and pricing will be confirmed

 

"What are the benefits of purchasing off-plan?" back to top

In line with rising house prices, you should benefit from capital growth while your investment property is being built

 

"Do I have to use your recommended solicitor or mortgage broker" back to top

No, we offer these introductions to help make the process hassle-free and agree you a preferential rate. If you do choose to utilise their services, we will cover their fees! (Disbursements not included)

 

"Who is the legal owner of the property over the 2 year rental period?" back to top

You are. Imagine Homes rents the property from you for 2 years via a legally binding licence agreement

 

"What fees am I liable for over the 2 years rental period?" back to top

The ground rent and the service charge of your property and the 10% per annum letting and management fee (deducted monthly from your rental guarantee)

 

"Do I have to purchase a furniture pack?" back to top

'Yes but we sell you the furniture at net cost, so you benefit from our buying ability. The cost to furnish a one-bedroom apartment is £7,000, a two bedroom £9,000 and a three bedroom £11,000

 

"What are my options after the 2 year rental period?" back to top

That's up to you as the legal owner. You can inherit our tenant, rent the property out, sell it or move in
